Younghusband
location_on Kensington, VIC
Over a period of ten years we have successfully managed all planning approvals associated with the adaptive reuse of the former Younghusband Woolstores, one of the largest adaptive reuse projects in Melbourne. This 1.57 hectare site in Kensington is occupied by a series of heritage wool stores with a distinctive saw tooth roof profile. The red brick warehouses trace their history back to 1901 and were operated by Younghusband and Co until 1970. Metropol has been involved in the project from its early conception (due diligence phase) and we successfully obtained planning permits from Council and the Department of Transport and Planning for all three stages of the project. Stage 1 of the project has been completed with Stage 2 comprising five and eight storey office buildings and Stage 3 comprising a six storey mixed tenancy building yet to be delivered. The project will revitalise these former industrial buildings by introducing offices, shops, food and beverage and a range of other complimentary uses.

Myers Street Mixed Use

Metropol managed the preparation and lodgement of a planning permit application for this eight storey mixed use development, comprising a large medical centre tenancy, café and 102 apartments. The site is located within central Geelong and will support the vision for central Geelong as a vibrant mixed use centre.

Lt Hardiman Lofts

Metropol managed the preparation and lodgement of a planning permit application for this six storey multi-dwelling development, offering 55 generously sized apartments with access to communal open space. A prominent corner lot within the Arden-Macaulay Renewal area, this site forms a key gateway into Kensington and supports the vision of repurposing and revitalising this former industrial precinct within inner Melbourne. Metropol has successfully managed the planning application process with the City of Melbourne, including a review of the decision at VCAT.

Oak on High

Metropol managed the preparation and lodgement of a planning permit application for the construction of an eight storey mixed use development at 67-69 High Street, Preston. The project comprises ground floor commercial tenancies with residential uses above and required advocacy services to be provided at VCAT.

Riversdale Apartments

Metropol managed the preparation and lodgement of a planning permit application for this four storey residential apartment development.

Crossley & Bourke

Metropol was engaged to obtain approval for this mixed use development, with ground floor retail offerings, first floor gymnasium and residential apartments above. A significant component of social and affordable housing will be delivered. Located directly opposite West Footscray Railway Station, the project will make for a much more efficient use of land in the emerging neighbourhood activity centre. A high level of ground floor activation will make a substantial contribution to the public realm, making for a vibrant and amenable pedestrian environment. We have obtained amended planning permits for this site, successfully managing the application processes through both Maribyrnong City Council and VCAT processes.

Lonsdale & High

Metropol was engaged to obtain approval for amendments to this mixed use development, with ground floor retail offerings, first floor office and residential apartments above. We successfully managed the application processes through both Darebin City Council and VCAT processes.

Marlborough Street Community Housing

Metropol was engaged to obtain planning approval to re-develop an at grade Council car park next to the Balaclava Railway Station with a six storey tiered apartment complex containing 46 social and affordable dwellings. We managed the project and successfully obtained approved via the City of Port Phillip. The proposed dwellings are a mix of studio, one bedroom, two bedroom and three bedroom dwellings, adding significantly to housing diversity in the local area as well as providing housing diversity within the development.

National Centre for Photography

Metropol was engaged to obtain approval for alterations and additions to the heritage-listed former Union Bank building to accommodate the National Centre for Photography. The adaptive reuse of this building will provide for state of the art gallery spaces for major temporary photographic exhibitions and provide year round public education programs. The site is located within central Ballarat in the Ballarat Creative Precinct and will provide a major tourism drawcard for this regional centre.

Mahoneys Child Care Centre

Metropol was engaged to obtain planning approval for the construction of a Child care centre within a residential context in Forest Hill. The centre responds appropriately to the residential neighbourhood character of the streetscape in which the site is located.

Waterloo Child Care Centre

Metropol was engaged to obtain planning approval for the construction of a Child care centre on the periphery of the Oak Park Neighbourhood Centre. The centre makes optimum use of the site through a considered design response which features ground level and roof terrace outdoor play areas.
Eltham Veterinary Practice

Metropol was engaged to obtain planning approval for the construction of additions to the Eltham Vet Practice at Main Road, Eltham. The site is located within the Eltham Gateway precinct where planning controls and policies seek to ensure that all development is sympathetic to the landscape values of Eltham.

Main Street Lilydale

Metropol was engaged to obtain planning approval for the construction of a significant mixed tenancy development within the Lilydale Activity Centre. As part of this project we liaised extensively with Yarra Ranges Shire Council staff. The approved development comprises shop tenancies, offices, food and drink tenancies, a child care centre and large medical centre / allied health facility and will help to reactivate the northern part of Main Street.

Aston Neighbourhood Activity Centre

Metropol was engaged to obtain planning approvals for the construction of the Aston Neighbourhood Activity Centre in Craigieburn. The project involved extensive consultation with the Hume City Council including amendments to an Urban Design Framework to improve upon the functionality of the centre. The approved development comprises a supermarket, medical centre, numerous food and beverage tenancies, specialty shops, function centre, gymnasium and child care centre.

Harrison Street Townhouses

Metropol managed the preparation and lodgement of a planning permit application for the construction of six new townhouses to the rear of a single storey heritage dwelling on a sensitive site fronting the Merri Creek corridor. The project attracted significant interest from the local community given its sensitive location.

Sunshine North Neighbourhood Activity Centre Commercial

The Sunshine North Neighbourhood Activity Centre is the only Neighbourhood Activity Centre in the City of Brimbank which has yet to be developed. The project will provide a wide range of shops and services to the local community within the River Valley Estate. The project features a residential component with four towers of apartments to be provided above the ground and first floor commercial uses, which include retail, offices, a child care centre and supermarket. Metropol has successfully obtained an amended planning permit from Brimbank City Council to significantly increase the number of apartments provided on the site, which has enabled the project to include a significant social and affordable housing component.

Summerhill Village

Metropol was engaged to obtain approval to re-develop the Footscray Lions Co-operative Village to provide for a three storey apartment complex containing 49 social and affordable dwellings. The site comprised three single storey buildings which had provided much needed affordable housing since the 1960s, but which had reached the end of their useful life span. Existing tenants were offered the first right of return. We coordinated community consultation and worked with Homes Victoria to obtain planning approval from the Department of Transport and Planning via Clause 52.23 as part of the Victorian State Government's Big Housing Build.
